Home Styles in Real Estate Ads – The Meaning

    January 17th, 2009

Whether you’re buying or selling, reading real estate ads can be confusing. Here’s a primer on the styles mentioned in the ads.

    Home Styles

What’s the difference between a Tudor and Colonial style? What about a Colonial and Dutch Colonial? Read on to find out.

    “Colonial,” “Georgian,” or “Federal” style

Terms used when talking about a two (could be 3 or two and one half) story house that is very symmetrical. The front door is in the center of the house. There are an equal number of windows on each side. There is an upstairs window over each downstairs window and over the front door. There are usually exterior shutters at the windows. (Note: The houses which inspired this very traditional style were built in the early days of our country and are seen mostly in the East.)

    “Tudor” style

A style of home that borrows from merry old England. It typically has exposed heavy dark beams. Some of the beams are perpendicular, some horizontal, and some at a forty five degree angle. The exterior walls are usually stucco between the beams. The lower story is usually of brick or stone. The upper story often has sections that are cantilevered out over the lower story. Box bay windows and diamond shaped panes are frequent features as are large chimneys.

    “Dutch Colonial” style

Very much like colonial style except that the roof is a gambrel roof. That is, it’s shaped like most folks think of a barn roof. It slopes down from a center ridge line and then, usually a little more than half way to the edge, the angle of the slope becomes sharper creating a second ridge at the front and back where the angle changes.

    “Spanish,” “Mexican,” “Hacienda” style

Seen mostly in the South and West of our country, this style incorporates stucco or adobe type bricks and red half round roof tiles. These homes are often built in a “U” shape with the walls of the house extended to enclose the “U.” This design device can give a pleasant feeling of privacy to outdoor areas. Door and window openings with curved tops and wrought iron grilles, door hinges, and handles are frequent features.

    Summary

When looking at homes, you’ll find particular styles appeal to you. Once you identify the styles, you can narrow your search for the perfect home.

Property Investing: People Have 2 Reasons For Not Doing It…

    - by Peter Stanley

    (c) Property Made Simple. All Rights Reserved. http://www.bookshaker.com

    ===========================================================

Most people have 2 reasons for doing things, the one they’ll tell you and the real one.

I was talking with a group of people this week about investing in property and they all said that the reason they don’t invest in property is because they don’t have the money.

When I probed a bit, I found out that there were other reasons.

When I was a teenager, I loved to window shop, looking at all the things that I would buy if I had the money. Even when I got older, I’ve been known to test drive cars I couldn’t afford, just to see if they’re really worth the money. It takes some confidence, but is a good way to spend an afternoon.

So whilst I didn’t have the money, I knew just how short I was, the various options and the best place to buy what I wanted. It didn’t bring it any closer, but at least I knew how big the gap was and made spending my Christmas money much easier in the January sales.

Talking with these people, I realised that even if they had the money, they wouldn’t rush out and buy a house. One of the questions they asked me was how I found the deposit for my first property, which isn’t the right question, as my financial situation is likely to be totally different to the questioner.

Don’t get me wrong, there’s nothing wrong with being wary, all I’m saying is that you should know what the real reason is.

I often play a game with some of my friends at answering the exact question they ask, rather than what they mean to ask. For example, I may have a car wheel in my hall and they ask what it is. Now it’s fairly obvious what it is, but what they mean to ask is what have you got that for.

It may sound like mumbo jumbo, but if these people had said that they wanted to get into property, but didn’t have the money yet, they’d have been a whole lot further along their journey to becoming a person of property.

Sometimes people expect me to convince them of the reasons for investing in property, and whilst I used to do this, I’ve given up. I’m more than happy to help anyone who wants to get into property, especially if they’re buying lunch, but to be able to help someone they need to want to be helped.

If they’d asked how much they needed, what knowledge they needed and the pitfalls, then we’d be cooking on gas.

It’s really hard to get answers to the real questions, if you don’t know what they are.

I know, it took me 5 years to realise that I was scared of the risk and that knowing all the pitfalls would help me avoid them, but only when I took the jump would I know for real. Sometimes in life, we can run through numerous “what if” scenarios, but only by taking action will we know how it turns out.

I’m not saying that you should all invest right now, just asking you to think about the real reasons.

Talking of getting the knowledge, I know a 17 year old, who spent 2 weeks on work experience with a property developer, attends property investment workshops and is so keen to understand how to invest in property that she emails me weekly to ask what I’m up to.

I offered to take her to an auction in London next week and she’s said that she wants to be there at the start, even though the property I’m interested in won’t come up until 2PM. Her reasoning is that she wants to learn as much as possible.

But this concept applies to many situations. Have you ever been in a negotiation and got the feeling that the point you’re negotiating isn’t the real issue ?

Only when you find out the real reason can you start to reach an agreement.

Sometimes people don’t know the real reason themselves, so it can take some time, but the technique of saying, OK, let’s imagine that you came into some money, what would you buy ? This gets them past the mental stumbling block and allows you to probe for the real reason that they don’t want to take action.

    Inner Peace

    January 15th, 2009

Are you content and at inner peace?

Or are you insecure and filled with worry?

Imagine your life with more inner peace. Imagine it as fully as you can. Would you feel better about yourself and your life? Your answer may be a resounding yes, but it’s not always clear how to obtain this inner peace. How do we gain inner peace when things are seemingly not going our way? Many famous saints, sages, prophets and philosophers like Jesus, the Buddha, Mohammed, the Dalai Lama and countless others have all called us to the experience of peace within our selves. Yet few of us have found the treasure they all point to.

    DEFINING INNER PEACE

It might help to understand what inner peace is and isn’t. Inner peace is not a state obtained where finally everything about our self, our life, and our world is perfect. Inner peace is not found at the end of a goal. Instead, it is an internal sense of calm in which we receive all life’s experiences. It is the ability to handle situations and conflicts, in life and in ourselves, with acceptance, empathy, and creativity. Inner peace can also be defined as having a calmness and general freedom from anxiety. Inner peace is about connection: to self, to nature (earth), to a higher self, and to others. And in my experience, those connections occur in that order.

If you do not experience inner peace with any aspect of your current life whether it be with your body, occupation, partner, home, etc. you will not have inner peace by merely losing weight, changing your job or partner, or moving. Inner peace doesn’t come from the outside. If you aren’t peaceful with your life situation now, moving may be, at best, a temporary band-aid. There’s an old adage which applies here: “Wherever you go, there you are.”

If you don’t love your body now, you won’t love it later. If you don’t experience joy now, you won’t find it magically waiting for you at the end of your goal. Inner peace isn’t given to you because you’ve worked hard enough, attained your goal, achieved the perfect body, or been a “good” little boy or girl. Inner peace is something you decide that you are worthy of. Not something you must earn. Rather a decision you make because you decide your are deserving. Or you decide you are not deserving, but you will have this inner peace anyway. Doesn’t matter which, just as long as you make the decision. So achieving inner peace has to do with re-discovering the greater truth of who we are. And like it or not, working through emotions and problems is the only path to meaning, fulfillment and spiritual growth.

    WHAT IS THE PATH?

There is no one path to inner peace. Despite promises, no one can give you inner peace. The path does not lie outside of you or with another person. Inner peace is a state that we can all experience if we are willing to be with ourselves and give up our self-hatred. Inner peace is gained when we decide that who we are is worthy of being empowered and expressed on earth. Each of us will find inner peace in our own way. It may be achieved as a gift from a higher being, or a strength within ourselves, or through the loving guidance of another who wishes to share a higher state of being. What you search for is inside of you and the journey must be into yourself. And each of us will find our own ways to return to this state of calmness, perfection and strength.

A starting point is to make a decision to allow yourself a quiet place to escape to. It doesn’t have to be a big space. Just some place that is yours alone. Next, set aside some time to go to that place each day. Even if it’s only for a few minutes. Bring your spiritual, personal, and creative energy into the space by adding flowers, rocks, candles, incense, images of your favorite deities, or pictures of loved ones. Personalize it with anything that symbolizes love and peace.

What to do while you are in your sacred space? There is no right or wrong thing to do here. The simple act of creating your own space and allowing time for yourself will create miracles. You may choose to sit quietly with yourself. Accepting relaxation may be the beginnings of self-worth. Listening to your inner thoughts may be the beginnings of self-esteem. Take a few minutes to stop the business of the day. Quiet the chatter of the mind long enough to hear the whispers of the soul. Some people may find the road to inner peace through prayer. You might play around with the letting go of all of your thoughts. Let go of your hopes and desires. Let go of your fears and your perceptions of failure. Let go of everything except the sense of being love and being connected to love. You may wish to connect with Self and Universe, and recognize what is truly important to the individual Self. For others, meditation may hold the key, while still others may find the bridge to inner peace through the process of journaling.

Peace is obtained little by little. Gradually, it becomes a subtle undercurrent that runs through each moment of your life. I do not know who has originally said the following words, but they seem appropriate to end this column:

    “Fear knocked at the door.
    Faith answered!
    No one was there.”

SIGNS OF A GROWING INNER PEACE

Some signs and symptoms of growing Inner Peace:

Choosing to think thoughts that bring inner peace (rather than worry).

Deciding (regularly) to fill the physical body with relaxation and love and fun…
(no matter what the perceived problem or weight or limitation).

Reading and thinking inspiring and empowering thoughts.

Filling life with silence, beautiful music, flowers.

Trusting our own inner self more than anything or anyone outside ourselves.

Choosing to open to creative empowered solutions…
instead of black and white, right or wrong.

    Taking back one’s own power…
recognizing that the source of happiness lies inside…
and the cause of one’s problems is inside (not outside).

Recognizing that love is created within…
not something given or taken away by others.

Loving is a state of being.

Remembering & feeling gratitude in all things and situations.

Deciding to relax and enjoy the moment…
even those that are scary, anxious, nervous, etc.

Connecting regularly to self, nature, “God”, and others.

    Allowing things to happen
rather than to control and make them happen.

Not as easily pulled into the dramas of those around you,
nor taken into their emotional upheavals.

Balance in the enjoyment of life and the creative activity of life.

    The Search For Truth

    January 14th, 2009

Now Moses’ father in law, Yisro, the chieftain of Midian, heard
all that God had done for Moses and for Israel, His people -
that the Lord had taken Israel out of Egypt. (Shemos 18:1)

What news did Yisro hear that made such an impression on him,
that he came to join the Jewish people? The splitting of the Red
Sea and the war with Amalek. (Rashi – Zev. 116a, and the
    Mechilta)

Rav Eliyahu Lopian asks: We know that everyone heard what Hashem
had done for the Jewish people. So why didn’t the whole world
join us. What was special about Yisro?

Someone who is not interested in hearing the truth will not hear
it even though it is loud and clear. When we are caught up in
our worldly goals and desires, it is as if we are deaf.

We know that Yisro went from one type of idol worship to the
next rejecting each one until he came upon the truth. It was his
deep dedication and search for the truth that caused him to find
    his way.

Our world is filled with lies and illusions. If we do not
actively strive and toil to penetrate the true meaning of our
existence and discover our obligations, how do we expect to find
    them?

    Application:

In what ways are you hiding from the truth?

Give 10 quick answers off the top of your head to the following
    sentence stems:

    - I don’t want to admit the truth because …

    - If I was to admit the truth, I could …

The Sound of Business – Part 2

    January 13th, 2009

PART II – THE SOUND OF BUSINESS

SONIC PERSONALITY© STARTS WITH BUSINESS PERSONALITY

Creating a ‘kick ass’ Sonic Personality© for your business requires that your business have a personality in the first place. Of course every business has one, whether you are aware of it or not, and this is a real danger. Your customers’ understanding of who you are, and what you do, as a business, may be very different from the vision you have of yourself. This can be a very serious problem for owner-managed businesses, where the personality of the entrepreneur oft times gets substituted for the personality of the business – big mistake! So what’s the first step in crafting a marketable business personality?

What Business Are you Really In?

OK kids, its story time. Back in the day, the railroad barons were the most powerful business leaders in the country. They had the money, the power, and the political ’shlep’ (that’s drag for the uninitiated) to do pretty much whatever they wanted. Today railroads are a depressed industry. So what happened? Simple, they didn’t know what business they were really in.

If you could have asked Leland Stanford or Collis P. Huntington, what business they were in, they would have most likely answered, ‘the railroad business’. And in the long run, that was their downfall. Instead, they should have thought of themselves as being in ‘the transportation business’ and if they did, they surely would have used their money, power, and influence to control the emerging automobile, trucking, and airline industries.

Before you can craft a Sonic Personality© you first must understand who you are, what you do, and why you do it better than the other guy. If you can answer those three questions clearly, then you have the beginning of a coherent business personality that must first exist before you can have a Sonic Personality©.

    Focus On One Core Value

One of the hardest things for entrepreneurial businesses to do is to focus on one core value. This may sound, on the surface, to be contrary to the lesson learned from the railroad barons, but it isn’t. Your core value focus has to be broad enough to be able to sustain your business through the onslaught of competition and fast moving technological change. When the railroad barons focused on just one form of transportation they let all the other transportation opportunities slip through their fingers and ultimately overtake them.

Most accountants and bankers will tell you to ’stick to your knitting’ and not let yourself be spread too thin with secondary initiatives. This is generally good advice, however there is a fundamental difference between going off on a tangent and sticking to your core values. Knowing who you are, what you do, and why you do it better than the competition will help you keep your focus while at the same time allow you to critically determine whether new opportunities are ones that you should pursue.

    Create Definition: Lift and Separate

So far I have managed to avoid using the term, brand, because it is generally misunderstood and ignored by most owner-managed businesses. Substituting ‘personality’ for ‘brand’ puts the notion of brand in context. Think about it. You may have thought your business doesn’t relate to branding concepts, but you’ve accepted, or at least are intrigued by the idea, that your business needs a clearly defined personality.

Al Ries and Jack Trout have written numerous books on branding and marketing, including ‘The 22 Immutable Laws of Marketing.” One of the lessons to be learned from this book is ‘The Law of Opposites’. Simply stated, unless you’re the ‘top dog’ in your industry, you have to define who you are in contrast to the industry leader. This is not dissimilar to The Theory of Contrary Thinking.

The example sometimes used to explain The Theory of Contrary Thinking is Tulip Mania. When tulips were first introduced to Holland in the middle to late sixteenth century, people fell in love with them. By the early 1600s, an exchange market had been created that dealt with tulip futures. Similar to what happen in the Roaring 20s, everyone got involved in purchasing tulip futures for ridiculous prices, until some wise guy yelled SELL! Panic set-in and like in the 1920s, the market collapsed. The moral of the story is simple; if everyone is doing it, you better do the opposite.

By defining your business in contrast to the industry leader, you create a separate and distinct business personality that gives your audience an alternative to the ‘big guy’. You no longer are a second banana ‘wannbe’ imitator, but rather a distinctive company with your own image, strengths, advantages and of course, personality.

    Customers Are An Audience

Finally, this distinctive personality needs to be communicated to your audience, and you’ll notice I’ve called your customers an audience, because that is exactly what they are. If you think in terms of audience, it will open up a whole new understanding of communication techniques and media, that will lead to better audience recognition, acceptance, and ultimately sales. Now we have to give your finely crafted personality a voice. Tune-in next time for ‘How to Give Good Sonic Personality©.’

Mortgages. Exit Fees To Be Capped.

    January 10th, 2009

In the last 3 to 5 years we have seen rises of up to 450% in the exit fees charged by lenders when borrowers redeem their mortgage. But at last the Financial Services Authority (FSA) ha seen the light and is going to crackdown on these increases.

Lenders have been telling new borrowers about the exit fees currently charged, but the lender has retained the right to increase those charges at any time and without advising borrowers. This amounts to a free hand to increase these charges and many lenders have taken the opportunity gladly.

Take the Woolwich for example; they’ve increased their exit fee from what was £95 to £275. The Cheltenham & Gloucester has increased theirs from £50 to £225. The lenders have clearly been trying to penalise those of us who regularly switch their mortgage to get the best interest rates – the so called rate tarts – and at the same time line their coffers.

However, the FSA is now in talks with the mortgage lenders to bring them to heal. The FSA wants fees to be fully disclosed at the outset and for the disclosed exit fee to be fixed for the duration of the mortgage. The FSA hopes to have agreed a binding undertaking from the lenders by June this year.

On a wider front, borrowers should always remember to take into account all the charges and money saving offers when working out which mortgage is cheapest for them.

To illustrate this point, let’s say you wanted a 2-year fixed rate mortgage and were attracted by the offers from the Northern Rock and the Halifax.

Northern Rock currently charges an interest rate of 4.19% plus a 1.5% arrangement fee and an exit fee of £250. Halifax’s interest rate is 4.39% with an arrangement fee of £499 and exit fee of £175. Within Halifax’s package there’s also a free valuation and free conveyancing that typically could save around £750. So which mortgage deal is the cheapest?

Taking a 25 year repayment mortgage for £100,000 and costing it over the first two years with redemption at the end of the second year, The Northern Rock comes out at £14,671. The Halifax comes out at £807 cheaper at £13,864. And this saving doesn’t take into account the extra £750 valuation and legal savings offered by the Halifax. Therefore, assessed on this basis, the 4.39% headline rate offered by the Halifax is in fact the cheaper deal.

Another issue that will affect the true cost of your mortgage is whether the interest is charged on a daily, monthly or annual basis. On an otherwise like for like basis, annually calculated interest will always work out more expensive because for 11 months of the year, you are charged interest on money you have already repaid.

The best advice is to read all the small print! And remember that the lenders use all sorts of words to describe charges – application, arrangement, reservation, booking, completion and early redemption are all words to described charges or fees. Keep your eyes skinned!

    Windows Task Manager in English

    January 10th, 2009

You use Ctrl+Alt+Del to see what’s running on your PC, to close crashed programs and processes, and to check performance. You probably avoid a few processes whose names mean nothing to you, but they’re essential to Windows. svchost.exe sure likes to appear all the time and multiple times at that. What’s taskmgr.exe? Oh yeah, it’s the window you’re looking at right now. ctfmon? Is he related to Pokemon? navapsvc.exe? Navy? Napa Valley? Navel? NOTA (none of the above).

This is not a comprehensive list as that would take days. It has the standard processes as well as process names from popular applications. If you want to know about a process, the best place to go is… ProcessLibrary.com. Just like adware and spyware, there are bad processes that come to life thanks to the bad guys like Trojans and viruses. The site has a list of the top five security threats, so watch out for those processes.

acrotray.exe – Acrobat Assistant that is used when printing documents to a PDF. The process should not be removed while converting documents to PDF.

ADService.exe – Active Disk Service is a component of the Iomega zip drive.

AppServices.exe – Also for the Iomega zip drive.

ccEvtMrg.exe – Associated with Symantec’s Internet Security Suite. Keep it and protect your PC.

ccSetMgr.exe – Also associated with Symantec’s Internet Security Suite. Keep it and protect your PC.

csrss.exe – System process that is the main executable for the Microsoft Client / Server Runtim Server Subsystem. It should not be shut down.

ctfmon.exe – non-essential system process. If you’re using only English as the language, then it is not needed. However, it’s recommended to leave it alone.

explorer.exe – This must always be running in the background. It’s a user interface process that runs the windows graphical shell for the desktop, task bar, and Start menu.

iexplore.exe – Internet Explorer browser. But why are you using it unless it’s for a site that doesn’t work in any other browser? Use Firefox instead.

lsass.exe – Local Security Authority Service is a Windows security-related system process for handling local security and login policies.

Navapsvc.exe, nvsrvc32.exe, and navapw32.exe – These are Symantec’s North AnvtiVirus processes. They or whatever virus program you use should run all the time.

realsched.exe – RealNetworks Scheduler is not an essential process. It checks for updates for RealNetworks products. It can be safely disabled.

rundll32.exe – A system process that executes DLLs and loads their libraries.

savscan.exe – Nortons AntiVirus process. Keep it.

services.exe – An essential process that manages the starting and stopping of services including the those in boot up and shut down. Do not terminate it.

smss.exe – Session Manager SubSystem is a system process that is a central part of the Windows operating system. If you try to kill it, it will be difficult… hence, the importance of leaving it be.

spoolsv.exe – Microsoft printer spooler service handles local printer processes. It’s a system file.

svchost.exe x 6 – You may have more than six appearances of this process or less. It’s there multiple times to handle processes executed from DLLs. Leave it there.

System – This is a file that stores information related to local hardware settings in the registry under ‘HKEY_LOCAL_MACHINE’. Kill it and kiss your PC’s stability bye bye.

System Idele Process – calculates the amount of CPU currently in use by applications. This won’t go away no matter how hard you try. Don’t try it, OK?

    taskmgr.exe – Appears when you press Ctrl+Alt+Del.

wdfmgr.exe – Windows Driver Foundation Manager is part of Windows media player 10 and newer. Better not to stop the process.

winlogon.exe – Handles the login and logout processes. It’s essential.

winword.exe – The great Carnac says, “You’re running Microsoft Word.”

Don’t panic if you see something you have on the “bad guy” list. svchost.exe is important, but some are good guys and some are bad guys. Do your research before deleting anything. For instance, I have admin.exe, which has been reported as a bad guy. However, it is the admin process for one of my programs. When I closed the program, admin.exe also went away.

    First Mortgage Loans

    January 9th, 2009

Before taking out a mortgage, it is important to consider your financial situation and research the many options in the market. Competitive rates are increasing with the number of people seeking loans, so you may need the help of a mortgage broker to inform you of the best deals around.

To start with, you must calculate how much can you repay. The standard rule is that your annual repayment of the mortgage should not be more than 27 per cent of your gross income. You can also set aside around 2 per cent of your gross income to account for unexpected costs. This means that you must be able to repay the loan under any circumstances, without exception.

If you have good credit together with a regular job, you can be eligible for a loan with a down payment of little as four percent. Further, if you are married and your spouse is also employed, things may get even easier for you. However, if you are a single parent, you may find it tough to secure a loan.

If you have bad credit though, you need not worry. You can get a loan insured by the Federal Housing Authority, where the eligibility criterion is quite inclusive and the interest rates charged are often less than a quarter of a point higher than those in the conventional market.

In a market where there are thousands of schemes and even more rates, it becomes difficult to make a decision which to choose. This should not worry the inquisitive and research-oriented customer though, who can study the market and decide what’s best. However, for those who are not able to, the neighborhood broker can provide this service for a reasonable fee. He will guide you through the plethora of schemes and help you to make a sound decision by understanding your needs and financial constraints.

For those who cannot pay a large down payment, private mortgage insurance seems to be needed. Well, not any more, as some lenders have now merged the insurance premium into your monthly premiums. This helps as the amount then becomes tax deductible.

If you have taken out a fixed loan and find that the interest rates have dropped after some years, you can go for refinancing. However, if you are not able to negotiate for a reduced refinancing option, you may end up paying almost as much as you did the first time.

Good luck researching and financing your first mortgage loan!
