    Money problems can come in all shapes and sizes, but debt can be one of the hardest to deal with. After all, someone whose bank balance is low might consider themselves to be in financial trouble, but someone who owes more money than they have is clearly worse off financially – they`d probably be happy to wipe out whatever savings they have if they could just wipe out their debt too!

    In purely mathematical terms, Mr A, with £5 in the bank and no debt, is in a better position than Mr B, who has £2,000 in the bank but £3,000 of credit card debt. Mr B would probably be well advised to use his savings to pay off as much of his debt as possible, since debts tend to grow much more rapidly than savings. Today, it`s easy to find a credit card charging 20% interest, but most people would be pleased if their bank account paid a tenth of that in interest.

    There are exceptions to this. Many people, for example, prefer to keep on paying the interest on their debt if it means they can keep the savings they`ve built up as a `safety net` against unexpected costs – if they need to replace their car, for example, or fix the roof.

    What is a money problem?

    Different people will have different ideas of what makes a money problem. For some, it means having less than a certain amount of savings; for others, it means being in debt.

    These days, many people don`t even consider debt a major money problem, as long as they can afford the repayments. But it`s important to realise how much of their `disposable income` their debt repayments are taking up. This is the income which would be theirs to spend or save – if they could just clear their debts.

    Doesn’t it seem like everyone you know has a friend, relative, or acquaintance that is a realtor? How could anyone, especially someone new to the industry, possibly achieve success when faced with this much competition?

    The answer begins to appear when you consider the following questions:

    • How many licensed real estate agents have the talents required for success in sales?

    • How many have been trained in effective selling techniques?
    • How many know how to prospect effectively?
    • How many know which questions to ask to determine the factors that are most important to each prospect’s buying decision?
    • How many take their profession seriously and are willing to put in the effort and hours that are required to build a successful business?
    • How many of them regularly sell multiple houses per month?

    The 80/20 rule definitely applies to residential real estate. In fact, some statistics suggest the ratio is more like 90/10 (where 90% of home sales are made by just 10% of realtors), with the vast majority of home sales by the top 1%!

    So, how can a novice realtor attract clients? By building his or her credibility and relationships. Let’s explore these two topics separately.

    How to Build Credibility

    Imagine you are a brand new realtor that has just passed the licensing exam. Why would someone turn to you to help them make what may be the largest investment of their lifetime? What makes you stand out from other licensed real estate agents?

    If you are new to the profession, you won’t have success stories or testimonials to point to as answers to these questions. However, there are many things you can do to build up credibility quickly. Here are a few examples:

    • You can perform in-depth research on a specific aspect of your local real estate market and write a “white paper” or “special report” to share with prospects. Examples of potential topics include “The Hottest Markets In (a specific area)”, and “Resale Home Prices for the Past 12 Months In (a particular community)”.

    • You can compile a “New Resident Resource List” that educates your prospects on local stores, service companies, fun activities, family-friendly restaurants, etc.
    • You can write articles and deliver free speeches or seminars that are based upon the results of your research.

    There is tremendous power in authorship. If you can place useful information that has your name on it the hands of potential prospects, you will earn credibility.

    How to Build Relationships

    A good starting point is making sure everyone you know (friends, family, acquaintances, past business contacts, etc.) is aware that you have become a licensed real estate agent. It doesn’t matter where they live — who knows when one of their friends or associates will decide to move into your target market? The best approach is a simple, “soft sell” message such as:

    “If you hear of anyone that might be interested in buying or selling a house, please let them know that I would be delighted to help them.”

    When you are sure that everyone you know is aware of your new role, start pursuing new relationships. Don’t limit yourself to contacts that may themselves become prospects. Also look for opportunities to develop relationships with people that can refer prospects to you. This includes:

    • Mortgage brokers

    • Bankers
    • Salespeople in non-competing sales roles (i.e., new home sales vs. resale)
    • Property managers
    • Corporate relocation managers

    You can also pursue relationships with people that have large customer lists such as accountants, financial advisors, and insurance agents.

    Focus on getting to know potential prospects and referral sources as people. What do they do for a living? What constitutes an opportunity for them? What are their issues and concerns? What are their personal interests and passions?

    If you constantly have your “radar” up, you never know when you will run across a resource that could be helpful to someone else. If you focus on helping other people accomplish their goals and fulfill their needs and wants, you will be astonished by the number of referrals that come your way.

    As you build your list of satisfied customers, you will be able to expand your sales success through referrals and testimonials. However, the strategies described in this article will always provide a boost to your opportunity pipeline!

    Is An Old Home for You? – The Cons

    So you think you might like to buy an old home? Perhaps even something old enough to be historic? It’s a good idea to carefully evaluate the pros and cons before you decide. There are plenty of both. Will the pros be valuable enough for you to be willing to cope with the cons? Where shall we start? With a cautionary tale, I think.

    The Cons of An Old Home

    In 1972, my husband and I bought a house built in about 1825. We moved in on August 15th. My husband had an out of town business meeting and left about 5 AM the next day. (What makes him so smart?) About an hour later, I started downstairs and flipped the switch to turn on the chandelier in the downstairs hall. Boy did I get light. There was a flash, and then what looked like lightening ran up the cord. I turned the switch off, but the fireworks continued. I ran and yelled for our sons (10 and 11 years old at the time). We got out a door off another hall and ran to our next door neighbor’s house to call the fire department. (This is a very exciting way to meet one’s new neighbors.) The fire department was really fast and got to our home before we got back ourselves.

    By the time my husband returned late that evening, we had been visited by not just the fire department, but also an electrician (old wiring needed to be reworked and a fuse box replaced with circuit breakers), a painter (to get a price on fixing water and fire damage), and a floor refinisher (same reason as the painter), and both our sons had been offered marijuana. (Did I mention that beautiful old houses are often located in intercity areas and sometimes the whole neighborhood has not yet been completely restored to its original state of gentility?) We were asking ourselves, “What have we done?”

    Well, we had the wiring fixed, put off having the floors worked on and did the painting ourselves. We also paid tuition and fees to keep the boys in their old school district.

    You have to be flexible to happily live in an old house. Nothing is a standard size. Right angles are purely coincidental. (The water damage mentioned above had showed us that the floor on the outside edge of the front hall is about six inches higher than floor on the far side of the living room.) Go to Lowes or Home Depot to buy a standard replacement this or that? Forget it. You’re probably going to have to fabricate it yourself or have it done. You need to either have a large home maintenance budget, be prepared to invest a lot of “sweat equity” or both.

    We’ve lived in this same old house for over thirty years now. Items we’ve had adventures with include:

    1. Plumbing,

    2. Bringing in more electricity,

    3. Replacing the heating system,

    4. Repointing the chimneys,

    5. Having dampers made for the chimneys so heat doesn’t escape from them when they’re not in use (did I mention we have four working fireplaces?),

    6. Increasing the insulation, and

    7. Painting many, many times.

    Our house is real wood, not vinyl, and the roof is standing seam tin – the original roof. That, of course, means there is a lot of surface to paint, and, since the house is two stories and has high ceilings, some of the surfaces are pretty high. (Did I mention that my husband has fallen off the roof twice?) We’re in the process of having our home painted (not a do it yourself project this time) yet again. The bids we got ranged from $15,000 to $20,000. (Did I mention you need a larger maintenance budget with an old house?)

    Whew! I think the cons are clear, don’t you? Owning an old home is wonderful. Just make sure you understand what you are getting into.

    Improve Team Spirit to Reduce Depression Risk, Researchers Say

    Lack of team spirit at the workplace has considerable negative influence on the employees’ mental health, particularly raising the risk of depression and resultant use of antidepressants. These results are based on a research study carried out in Finland and published in the Journal of Occupational and Environmental Medicine, which surveyed 3,347 employees of the age group 30-64.

    The surveyed employees were quizzed about how they perceived the situation at their workplace. They were asked pointed questions about team spirit, level of communication, the amount of control they had in their jobs, and the employers’ responsiveness to their demands.

    Further, the employees were asked to give ratings to their workplace environment on the following parameters:

    • Level of encouragement and receptiveness to new ideas
    • Liberalness
    • Friendliness and cordiality
    • Presence of hostility and aggression

    The survey also took into account the social aspects of the employees’ lives, whether they lived with a partner, and health facilities available to them.

    The researches then monitored the employees’ diagnoses of depression, and alcohol abuse. Data on antidepressants sold over the next three years to these employees was also obtained from official sources.

The researchers cautioned that this was not a healthy trend, and argued for more focus on psychosocial efforts.
